Just give us a call to arrange an appointment to take photographs and obtain details of the property. A separate appointment will be required to obtain a floor plan.
We will liaise with prospective buyers after they have viewed your property to obtain feedback
Because buyers have got a good idea of your property before they make a ‘real’ appointment, you can be sure they are genuinely interested. Every viewing will be followed up and we’ll give you any feedback.
When we receive an offer from a potential buyer, we will let you know immediately. We will negotiate on your behalf until the potential buyer reaches a price that is acceptable to you.
When you accept an offer you should instruct your solicitor. We can recommend a solicitor if you wish.
This can take place as early as the same day but is normally between 1 - 4 weeks following exchange of contracts. The money is transferred to your solicitor and the key will be handed over to the new owner, and you will have sold your house!
Your solicitor will draw up a draft contract and send it to the buyer ́s solicitor, who then raises initial enquiries and proceeds with a Land Registry Search. Your solicitor will organise all the supporting paperwork, including things like title deeds, guarantees, planning consent/building regulations etc.
Once the local search results are back, initial enquiries are received and your solicitor has dealt with any further outstanding issues, he/she will approve the draft contract.
Once the buyer has received the mortgage offer (if one is required), contracts will be signed by you and the buyer and then exchanged. A completion date is set. A deposit is usually paid by the purchaser at this time, and held by the solicitor. Anything from 5% of the purchase price upwards.
We will provide as much guidance, support and information as we can to ensure a smooth transaction.
